Desk review, and a visit when the site needs it

Seal the set. Walk the property when the drawings fall short.

Kevin Engineering matches a PE licensed where the permit is filed, from Maine to Florida and west to the Mississippi. Add an on-site survey and the quote goes up by a flat visit fee.

  1. 1

    Price the sheets

Enter a page count or the square footage. The quote updates before you send anything.

  2. 2

Add a site visit if you need one

The visit fee sits on top of the desk review. Residential and solar $450, other $650, commercial $850.

  3. 3

    Match the license

The PE is licensed in the state on the permit, not the state where the office sits.

  4. 4

    Seal and send

Stamped drawings come back ready for the building department. A visit adds about two business days.

A stamp for the state on the permit.

Kevin Engineering reviews and seals drawings for building permits east of the Mississippi. The office is at 105 Coopers Lane in Stafford, Virginia. The license on the seal is the one for the project state, which is often not Virginia. A New York tenant improvement is reviewed by a New York PE. A Florida addition is reviewed by a Florida PE.

Stamping is priced by the sheet, from $150 down to $37.50 as the set gets larger. CAD drawings, when the set still has to be drawn, are priced by square footage. Rush adds 40 percent and emergency adds 80 percent, and both apply to the desk review only. The live quote shows the number before you send files.

Add an on-site survey when the drawings do not show the existing building, the grades, or the equipment. The visit is a flat fee: $450 for residential or solar, $650 for other projects, and $850 for commercial, plus about two business days. It is listed on the services page and can be switched on in the quote.

Coverage runs through New England, the Mid-Atlantic, the Southeast, and the Great Lakes, including Washington, D.C. State-by-state notes on what departments mark up are in the permit guides. If you already know the building — an ADU, a deck, a tenant improvement — start from the project type.

East of the Mississippi.

Coverage map

New England

Maine, New Hampshire, Vermont, Massachusetts, Rhode Island, and Connecticut — including Boston, Portland, Hartford, and Providence. Coastal wind and snow loads show up on almost every structural set.

Mid-Atlantic

New York, New Jersey, Pennsylvania, Delaware, Maryland, Virginia, West Virginia, and Washington, D.C. — including New York City, Philadelphia, Baltimore, and Richmond. City portals are picky about seal format and the code edition on the title block.

Southeast

North Carolina, South Carolina, Georgia, Florida, Alabama, Mississippi, Tennessee, and Kentucky — including Charlotte, Atlanta, and Miami. Wind, flood, and energy notes are the comments that come back most often.

Great Lakes

Ohio, Michigan, Indiana, Illinois, and Wisconsin — including Chicago, Detroit, Columbus, and Milwaukee. Snow load and older industrial buildings are the usual structural questions. States west of the Mississippi are outside this practice.
